“Location, Location, Location: Just One Block Makes a Difference Downtown”

With much of downtown offering pockets of high-end and ultra-high-end real estate, one block can mean a world of difference for a potential buyer. Not all streets are created equal, and some offer more exclusivity and luxury residential options than their neighboring thoroughfares. As an expert on and resident of Lower Manhattan, I know that while most downtown city blocks are thriving, bustling, and oftentimes very beautiful, different streets mean different price points, levels of luxury, and privacy. I see this today in neighborhoods like the West Village, Greenwich Village, East Village, NoHo, and Flatiron, where inventory can be limited and expensive, but the main catalyst for a buyer to purchase will always be location, location, location.

 

Separated from Greenwich Village by a mere two blocks, the 91-unit condo building 150 Charles Street brings oasis-like tranquility to the heart of the West Village. Hudson Street separates Greenwich from the West Village, where the blocks between Hudson and the West Side Highway promise privacy and exclusivity. Therefore, many celebrities flock to this part of Lower Manhattan, seeking refuge from busier parts of the city to enjoy real estate that offers stunning river views, like 150 Charles. If 150 Charles were two or three blocks east, it wouldn’t offer the sweeping water panoramas that it does. And the address’s proximity to Hudson River Greenway, Pier 45, and the West Side Highway, a major north-south road with minimal stoplights and breathtaking water views, makes the location a gem in Manhattan real estate, a privilege that buildings a few blocks east of 150 Charles cannot offer.

Similarly, 10 Bleecker Street and 22 Bond are located within trendy, elegant NoHo, bounded by the Bowery on the east, which divides the hip and high-end neighborhood from the grittier East Village, where the average price per square foot drops significantly. 10 Bleecker offers residents seven stories of prewar coop living while 22 Bond, which wrapped construction this year, offers six ultra-exclusive residences overlooking a private, art-filled garden. Both buildings capture the sophisticated essence of NoHo, markedly different from the urban ruggedness of the East Village a block east. But the buildings surrounding 10 Bleecker and 22 Bond are stunning enough to guarantee a luxurious experience for residents strolling the neighborhood, removed from the urbanity and realness that lies east of the Bowery.

Near Madison Square Park rises 10 Madison Square West, a majestic tower with 125 one- to five-bedroom residences. The ideally located building is situated near Eataly, the 40/40 Club, and the Flatiron Building. Just a block west lies the northern boundary of Chelsea, where real estate cachet is still developing. 10 Madison Square West sits above a playful mix of high-end commercial and residential real estate near the leafy park, distinct from the more commercial streets of Chelsea to the west. While neighborhoods in transition can offer stunning samples of real estate, I generally prefer focusing on more classic, developed neighborhoods when working with buyers and sellers. That’s why the established feel of Flatiron captures my attention.

In many instances, one city block means an entirely new neighborhood with its own character and energy. And those looking to buy or move within Manhattan purchase more wisely when they understand the nuances distinguishing the multiple neighborhoods. While most of Downtown Manhattan exudes charm and uniqueness, one block can mean a world of difference in terms of value, exclusivity, and quality of life. This is why I represent only the best listings in Manhattan, giving buyers and sellers the opportunity to connect with the most amazing streets, neighborhoods, and properties in the city.

Luxury Developments Bring Trophy Homes Downtown

For some time now, luxury home buyers have been taking their searches Downtown. Luxury apartments, or “trophy” homes, are no longer solely centralized around ares like Central Park and the Upper East Side. Downtown has become, over the years, a new it location.

“Generally, trophy properties are those that feature exceptional qualities of architecture, design, lifestyle amenities, location and views,” said Emily Sertic, a Douglas Elliman agent. “In New York, even as Downtown Manhattan greatly expands its collection of trophy properties, the percentage of homes with all of these characteristics is limited.”

Continuing to usher in this trend of the Downtown trophy home is the Witkoff Group who, along with Fisher Brothers and New Valley, is currently developing a new luxury residential tower. Upon completion, this 54-story glass skyscraper at 111 Murray in TriBeCa will play home to 145 luxury condos. It’s shaping up to be one of Downtown’s tallest and most prominent residential buildings.

It’s properties like this one at 111 Murray that bring buyers Downtown to experience luxurious amenities, shopping, dining and all the best this area has to offer. Destinations like Brookfield Place beckon both visitors and permanent residents.

“Brookfield Place has established itself as a major ‘Downtown destination’ and valued neighborhood amenity with global retailers such as Saks Fifth Avenue, Hermes, Gucci and Bottega Veneta, not to mention world class dining from restaurants like Sant Ambroeus, which recently announced plans to open in 2018,” Sertic said.

Sertic has witnessed the migration Downtown since its inception. She’s now director of sales at 111 Murray, after experiencing a slew of buyers wanting to head south.

“We’ve seen a new audience of buyers who, before the retail and dining additions, would not have made this move previously,” Sertic said. “Now these types of buyers are also swayed by major art institutions like The Whitney, the highly anticipated Performing Arts Centre at the World Trade Center and the advent of the High Line which essentially integrates many of Downtown’s most popular neighborhoods.”

The development at 111 Murray is to be 433,800 square feet. The condos will offer spectacular Manhattan views, including a stunning proximity to the Freedom Tower, a preview of which can be viewed here. Highlights From The Launch Party Of Downtown Magazine’s Fall 2016 Issue

 

 

On Oct. 18, Downtown Magazine held its Fall 2016 Cover Launch Party at the new Four Seasons Downtown Private Residences at 30 Park Place in Tribeca. Champagne and hors-d’oeuvres were served and guests had the luxury of enjoying the incredible interiors designed by Robert Couturier and stunning views of Lower Manhattan from the 78th Floor in one of the newly-finished penthouses.

With a long guest list, the who’s who of the downtown area joined Downtown in celebration of this very special issue of the magazine. As the undeniable architect of Lower Manhattan, the man on the new issue’s cover story, Larry Silverstein, was the event’s special guest.

In tribute to the aforementioned Larry Silverstein — a pillar in the rebuilding of Lower Manhattan — Downtown prepared two surprises for the evening’s special guest. After Mr. Silverstein had given a speech, Downtown CEO & Publisher Grace A. Capobianco thanked Mr. Silverstein with a heartfelt video by Director & Cinematographer Zurab Katamadze and Photographer Dimitri Mais with help from the Downtown team, featuring many of Mr. Silverstein’s closest friends and collaborators, both in real estate as well as in the downtown area.

 

Friends such as Bruce Ratner, Norman Sturner, and Leonard Boxer spoke to Silverstein’s character, while local community figures including Jessica Lappin, Gale Brewer, and Catherine McVay Hughes talked about the incredible role Silverstein has played in the revitalization of downtown. Within the video, his daughter Lisa Silverstein and her husband Tal Kerret noted how incredibly lucky they are to be a part of the Silverstein family and how both Larry and Klara Silverstein inspire them every single day. Son Roger Silverstein offered similarly-touching sentiments.

The second surprise from Downtown was in the form of music. When Ms. Capobianco first learned of Mr. Silverstein’s love of classical music, she knew exactly who to call. Her dear friend Gregory Harrington, Ireland’s most recognized violinist, who has played all over the world for celebrities heads of states and several times at Carnegie Hall. Most recently he played for Hillary Clinton.

 

 

Although it was Downtown honoring Mr. Silverstein, he spoke eloquently about Ms. Capobianco’s talent, passion and incredible job she’s done with launching Downtown Magazine almost 8 years ago. A much-needed vehicle for the new downtown.

Lo and behold I’m on the front cover, so how can I say anything negative about this magazine. The first time I came upon Grace Capobianco, I said to her ‘You’re a unique woman.’ Unique because whatever she did, she did it with such zest, with such drive, with such passion that I finally said to her “You know, I’ve never met another magazine publisher like you.” She said, “Well, how many have you met?” I replied “Well, you’re the only one that I’ve met,” said Mr. Silverstein as he and the crowd roared with laughter.

It is that time again, the start of a new year, and the third annual Luxury FirstLook: Strategy 2015 conference. Luxury Daily has made this daylong New York event a must-attend for brands, retailers, ad agencies and publishers that specialize in luxury marketing and retail strategies. The event will take place at the National Museum of the American Indian, directly across from Battery Park in downtown Manhattan and at the beginning of Broadway. Here, marketers and retailers will teach the luxury-interested community about the tactics necessary for a successful 2015. Luxury brands are anticipated to grow immensely this year.
