Investment Properties: A Monopoly Game For Grown-Ups?

“Lower Manhattan is the fastest-growing residential area in the city right now,” said outgoing Economic Development Corporation president Andrew Alper in a New York Magazine interview. “It will go from 23,000 residents to 46,000 — double — by 2008. By 2030, the number we are using is roughly 80,000 people. That’s a pretty good-sized city in most parts of the world.”

So with this steady expansion it seems downtown investment properties are the next big trend in real estate. However, in the mysterious world of downtown investment properties there are more unknowns than knowns. To dive into the fire without guidance, may result in losing one’s pants — or at the very least, leaving the hapless worrier with his pockets fleeced, removed and emptied. “Finding the gems from the rhinestones is not an easy feat. Unschooled buyers don’t know value from gloss, good from bad, even if a deal looks good on paper.” So said downtown broker specialist Richard Nassimi, President and CEO of The Nassimi Group.

According to Nassimi, investment property deals depend on variables and intangibles and may start, but not end with personality clashes among the players. There must be enough motivation to outbid offers if the buyer believe it’s a worthwhile venture.

Ben Shaoul is a renowned New York City-based real estate owner/developer, as President of the Magnum Real Estate Group, a residential real estate development/management company. In just under two decades, Shaoul has acquired and sold over 100 properties. He has diversified his portfolio from renovating thousands of apartments to developing new high-end condominium properties, commercial buildings and educational facilities.

One of Shaoul’s well-known projects includes the conversion of 140 West Street, Verizon’s landmarked Global Headquarters into luxury condominiums. Michael Stern, the CEO of JDS Development, who also tried to buy 140 West Street rebranded as 100. Said Stern in a Real Deal interview: “He’s got a lot going on but he can handle it. We loved that building and Ben outbid us fair and square. We weren’t far off from where Ben was.”

And what about a building like 30 Park Place? According to its website, 30 Park Place is the tallest residential tower in downtown Manhattan. It is also the 10th tallest building in New York City. 30 Park Place is the site of the Four Seasons Hotel, boasting sweeping city views with 157 luxury residential units. Consider those properties from New York City skyscrapers, where the tallest buildings will change New York City’s skyline.

Then there’s the property itself…Where is it located? What’s its condition? Does it need a gut renovation or just a new bathroom or paint job? Does Madonna live next door?

There are obvious pros and cons to every deal beyond from market conditions, costs for renovation and location. These are just a few of many factors that drive every real estate decision. How do you predict which investment properties will bring in more money and rewards?

Highlights From The Launch Party Of Downtown Magazine’s Fall 2016 Issue

 

 

On Oct. 18, Downtown Magazine held its Fall 2016 Cover Launch Party at the new Four Seasons Downtown Private Residences at 30 Park Place in Tribeca. Champagne and hors-d’oeuvres were served and guests had the luxury of enjoying the incredible interiors designed by Robert Couturier and stunning views of Lower Manhattan from the 78th Floor in one of the newly-finished penthouses.

With a long guest list, the who’s who of the downtown area joined Downtown in celebration of this very special issue of the magazine. As the undeniable architect of Lower Manhattan, the man on the new issue’s cover story, Larry Silverstein, was the event’s special guest.

In tribute to the aforementioned Larry Silverstein — a pillar in the rebuilding of Lower Manhattan — Downtown prepared two surprises for the evening’s special guest. After Mr. Silverstein had given a speech, Downtown CEO & Publisher Grace A. Capobianco thanked Mr. Silverstein with a heartfelt video by Director & Cinematographer Zurab Katamadze and Photographer Dimitri Mais with help from the Downtown team, featuring many of Mr. Silverstein’s closest friends and collaborators, both in real estate as well as in the downtown area.

 

Friends such as Bruce Ratner, Norman Sturner, and Leonard Boxer spoke to Silverstein’s character, while local community figures including Jessica Lappin, Gale Brewer, and Catherine McVay Hughes talked about the incredible role Silverstein has played in the revitalization of downtown. Within the video, his daughter Lisa Silverstein and her husband Tal Kerret noted how incredibly lucky they are to be a part of the Silverstein family and how both Larry and Klara Silverstein inspire them every single day. Son Roger Silverstein offered similarly-touching sentiments.

The second surprise from Downtown was in the form of music. When Ms. Capobianco first learned of Mr. Silverstein’s love of classical music, she knew exactly who to call. Her dear friend Gregory Harrington, Ireland’s most recognized violinist, who has played all over the world for celebrities heads of states and several times at Carnegie Hall. Most recently he played for Hillary Clinton.

 

 

Although it was Downtown honoring Mr. Silverstein, he spoke eloquently about Ms. Capobianco’s talent, passion and incredible job she’s done with launching Downtown Magazine almost 8 years ago. A much-needed vehicle for the new downtown.

Lo and behold I’m on the front cover, so how can I say anything negative about this magazine. The first time I came upon Grace Capobianco, I said to her ‘You’re a unique woman.’ Unique because whatever she did, she did it with such zest, with such drive, with such passion that I finally said to her “You know, I’ve never met another magazine publisher like you.” She said, “Well, how many have you met?” I replied “Well, you’re the only one that I’ve met,” said Mr. Silverstein as he and the crowd roared with laughter.

Earlier this week, New York developer Larry Silverstein announced the commencement of closings at the Robert A.M. Stern-designed 30 Park Place Four Seasons Private Residences New York Downtown. The 926-foot tower, which stands as the tallest condominium to grace the Downtown Manhattan skyline, will also welcome its first residents to the building.
